My Piedmont home is older. Does that make it uninsurable? +

No. Age by itself is not disqualifying. What underwriters care about is what has been updated, particularly the roof, the vents, the electrical, and the material in the first few feet around the structure. A well-documented older home often places more easily than a newer one with no records.

How do I know my dwelling limit is actually high enough? +

On older Piedmont homes, often it is not. Replacement cost on custom millwork, plaster, and period detail runs well above the square-foot assumptions built into a standard estimator. This is a specific thing I check on every review, because being underinsured only shows up at claim time, when it is too late to fix.

What is the Stand Insurance program? +

Stand is a specialty carrier built for homes in wildfire-exposed areas of California. They write coverage that admitted markets have largely exited. I am an appointed broker with the Stand program, which is why I can quote risks many brokers cannot, and I shop other specialty markets like Markel, Vault, and Kinsale alongside it.

How fast can you place coverage after a non-renewal? +

For clean risks I can usually turn around a quote within about a week, once I have your current dec page, any recent inspection, and your wildfire mitigation details. Starting before your current policy lapses gives us the most room to work.
